Booking
Do you offer discounts?
The short answer is no. The longer answer lives on the blog: Fixed Prices, Free Sunsets.
Do you have a loyalty programme?
Not at the moment. We prefer to keep things simple and consistent for everyone.
How do I book?
The main villa (Sunset on the Lake) is preferably booked through StayVista. The Farm Flutter chalets and other rooms can be booked directly on this website. For groups or special arrangements, contact us.
Getting there
What is the exact address?
191–192 Ghoti Khurd village, Igatpuri taluka, Nashik district, Maharashtra, India 422403.
Do Ubers / app cabs work?
Yes. Search for “Xonlake” or “Xonlake Ghoti Khurd”. “StayVista Sunset on the Lake” also works. From Mumbai the fare is typically around ₹3,500 (less with CNG).
Closest big landmark?
SMBT Hospital, Igatpuri taluka: Exit 22C on the Samruddhi Mahamarg (Highway).
Directions from Mumbai
- After Thane, join the Samruddhi Mahamarg towards Nagpur.
- Exit only at IC 22 (SMBT Hospital). It is approximately one hour after you enter the highway from Mumbai.
- SMBT Hospital (on Ghoti–Sinnar road) is about 12 km from X on Lake.
- From the hospital continue on the Ghoti–Sinnar road towards Shakur Fata. Ignore Google Maps if it suggests otherwise.
- At Shakur Fata, pass the village school and panchayat. About 100 metres after the school, turn into the by-lane. Follow the X on Lake signs.
- Keep the lake on your right. The gate is on the left after the fields.
- If you are booked into the villa, continue up the hill towards the large white structure (part of the track is unpaved).

Closest airports
Nashik Airport is the nearest. Mumbai is the main international gateway; the drive from Mumbai is straightforward via the Samruddhi highway.
Pre-arrival & check-in
Can I check in early?
Subject to availability. Please message or call us in advance and we will do our best.
What should I bring?
Comfortable clothes, walking shoes or sandals, something warm for evenings, and a torch if you like night walks. The property is relaxed; you do not need formal clothes.
Is there Wi-Fi?
Yes, though the hillside prefers you to use it lightly.
During the stay
What time is check-in and check-out?
Standard check-in is from 2 pm and check-out by 11 am. Adjustments can often be arranged if the schedule allows; just ask.
Are meals included?
Meals are available and can be arranged. Chef Singh's kitchen is part of the experience. Let us know dietary preferences in advance.
Is the property suitable for children?
Yes. There is space to run, cricket nets, a games pavilion, and the usual hillside adventures. Supervision around water is always wise.
Can I bring pets?
Please ask us in advance. We have resident animals (cows, buffaloes, horses, peacocks) and keep the balance carefully.
What about mosquitoes?
As with most places near water and fields, they exist. Bring or ask for repellent, especially in the monsoon and evenings.
Is alcohol allowed?
Yes, within reason. We are not a dry property.
What if I need something during my stay?
Call or message the numbers on the contact page. Staff are on site and happy to help with buggies, directions, extra towels, or arranging a bonfire.
Practical notes
Power & water
We have reliable supply, with backup where needed. The land is large, so occasional brief interruptions can happen; we manage them quickly.
Medical
SMBT Hospital is the nearest large facility (about 12 km). For minor needs, basic first aid is available on site. Tell us if you have any medical requirements before you arrive.
Sustainability
We leave certain wild zones untouched, run a working farm, and try to keep the footprint light. Please help us by not leaving litter and by treating the animals and the land gently.
Weather
Two main seasons: monsoon (lush, rainy, green) and the rest of the year (bougainvilleas, clear skies, spectacular sunsets). Both are beautiful. Pack accordingly.
Groups & events
The villa and several chalets work well for families and gatherings. For larger celebrations or special requests, contact us early.

Policies vary slightly by booking channel (direct vs StayVista). Details are confirmed at the time of booking.
